When selling a residential property, the MAXON Nieruchomości commission is 4.9% of the transaction price and is paid by the seller after the sale agreement is concluded. The rate is negotiable and depends on the scope of marketing and on the property. Until the day of the transaction the owner incurs no costs: the valuation, photo shoot and promotion of the listing are included in the commission.

When letting an apartment or house, the MAXON Nieruchomości fee is 123% of one month’s gross rent (100% of the net rent plus 23% VAT) and is payable after the lease agreement is signed. The price includes tenant screening, preparation of the agreement and the handover report.

When selling commercial property, the MAXON Nieruchomości commission is a base 2.9% net of the transaction price. For commercial leases the fee ranges from 100% to 300% of one month’s net rent, depending on the length of the lease. The commission for investment land is set individually for each transaction.

The first interested buyers usually appear within a week of the listing being published. The time to signing depends on the property type, price and location; well-priced apartments sell fastest, while land and commercial property take more time.

For a cooperative ownership right to the unit, a certificate from the housing cooperative is also required. The advisor gathers the employer’s requirements (location relative to the office, size, budget, move-in date), presents matching listings and coordinates the signing of the agreement and the handover of the unit with a handover report.
