MAXON's warehouse department serves both international logistics operators who need tens of thousands of m² with docks and a local e-commerce company looking for 300 m² with a ramp near Warsaw. What is the difference between class A and B warehouses?
A class A warehouse is a hall with a storage height of 10 m or more, a floor with a load capacity of at least 5 t/m², loading docks, sprinklers and staff and office facilities; class B are older buildings with lower height and lower load capacity. What is BTS and when does it pay off?
BTS (built-to-suit) is a warehouse or hall built for a specific tenant to their specification, in return for a lease of 7–15 years. It pays off when requirements are unusual: overhead cranes, cold stores, production, large manoeuvring yards. MAXON Nieruchomości acts as an agent in BTS projects and in leases of ready-built halls, including halls with overhead cranes.
For how long is a warehouse usually leased?
Warehouses and production halls in the Warsaw region are usually leased for 3–5 years, and BTS facilities for 7–15 years; shorter agreements (1–2 years) apply to smaller modules and class B warehouses. The MAXON Nieruchomości fee is 100–300% of one month’s net rent depending on the lease term.
