What is the standard deposit when renting?
The standard deposit in Warsaw is the equivalent of one or two months’ rent. By law the deposit may not exceed 12 times the monthly rent under an ordinary lease and 6 times under an occasional lease. The deposit is returned within a month of the unit being handed back, after deducting any amounts due.
How does an occasional lease differ from an ordinary lease?
An occasional lease (najem okazjonalny) is a fixed-term agreement (up to 10 years) to which the tenant attaches a notarial declaration of submission to enforcement and gives an alternative address; the landlord reports it to the tax office within 14 days. Can a foreigner rent an apartment in Warsaw?
Yes. A passport or residence card is enough for a lease agreement; MAXON Nieruchomości screens tenants regardless of nationality and handles agreements in English, German and Ukrainian. Under an occasional lease a foreigner, like any tenant, gives an alternative address and signs a declaration of submission to enforcement before a notary.
