Description

The 7R Park Warsaw South III (Sękocin) investment is a modern class A warehouse complex that will be built in Sękocin Nowy (Masovian Voivodeship). The project is being carried out by the renowned developer 7R. The total target area will amount to over 46,600 sqm within two planned buildings. Currently, both facilities are in the design phase, and their entire space is available for reservation. Building DC1 will offer 23,329 sqm of vacant space (completion planned for 2027), while building DC2 will provide another 23,343 sqm. In total, 46,672 sqm of modern space will be available to tenants. The high-bay warehouses will be equipped with dust-free flooring with a load-bearing capacity of 7 t/sqm, energy-efficient LED lighting, and a sprinkler system. The entire project will apply for the BREEAM ecological certificate, which will confirm its high energy standard.

Location and transport

Location

The town of Sękocin Nowy, located in the Raszyn municipality, is a strategic point on the logistics map of Masovia. This region is characterized by enormous distribution potential, serving as a natural base for the Warsaw sales market. The area attracts primarily logistics operators, e-commerce companies, and the FMCG industry, which value proximity to the capital. The location guarantees excellent access to the country's main communication arteries.

Key expressways run nearby, including the S8 expressway and the S7 route, which enables efficient transit of goods in the northern and southern directions. An additional advantage is the proximity of the Chopin Airport in Warsaw, which facilitates international cargo handling. The developed road infrastructure and proximity to the Warsaw agglomeration also ensure wide access to qualified staff, including graduates of capital technical universities, which is crucial for tenants planning long-term development in this part of Poland.
