The P3 Piotrków complex is a modern class A warehouse park, developed by the developer P3 in the town of Grabica. The investment combines existing facilities with planned ones, offering flexible leasing options. Currently, halls DC1, DC2, DC3, DC4, DC5A, DC6, DC9, and DC11 are fully leased. Space is available in the planned buildings: DC7 (approx. 41,972 sqm), DC8 (approx. 15,714 sqm), DC11A (approx. 24,013 sqm), DC12A (approx. 15,855 sqm), DC12B (approx. 23,713 sqm), and DC5B (approx. 28,353 sqm). The entire area is fenced and protected 24/7, with an extensive CCTV monitoring system. Tenants have access to spacious maneuvering yards and dedicated parking for HGV vehicles. The technical standard includes, among others, dust-free floors (load capacity up to 7.5 t/sqm in DC1, standard 5 t/sqm), sprinkler systems, smoke vents, and roof skylights.

The logistics park is located in the town of Grabica near Piotrków Trybunalski, in the strategic region of Central Poland. Its location in the very center of the country makes it an ideal point for nationwide distribution operations and an excellent hub for the growing e-commerce sector. A key advantage is direct access to road junctions – the facility is located just 700 m from the A1 motorway and 1.7 km from the S8 expressway, which guarantees efficient transit in all directions.
Public transport in the immediate vicinity of the facility is currently limited. The nearest bus stops are located more than 2 km from the park gate, which may pose a challenge for the daily commute of non-motorized staff. For companies relying on intensive shift work, it is worth considering the need to organize dedicated employee transport to ensure stable access to the local labor market.
