The planned P3 Gliwice complex is a modern class A warehouse facility, for the realization of which the developer P3 is responsible. The investment will be built in the Silesian Voivodeship and will offer a total of 98,938 sqm of business space. The entire investment consists of one massive building – DC1, which is currently in the planning stage. After commissioning in 2027, the full area of 98,938 sqm will be available for lease. The project assumes obtaining the BREEAM ecological certificate at the Excellent level. The high-bay warehouse will be equipped with a dust-free floor with an increased load capacity of 7.5 t/sqm, and the clear height will be 12 meters. Inside, a sprinkler system, energy-efficient LED lighting, and daylight illumination via roof skylights are planned. Heating will be provided by an efficient gas system. The space will be fully adapted to both cross-dock logistics operations and light production.

The complex will be located in Gliwice, in the Brzezinka district, constituting an important point on the logistics map of Upper Silesia. This region is characterized by strong industrialization and excellent access to qualified engineering staff, educated, among others, at the Silesian University of Technology. The proximity of the Katowice Special Economic Zone (KSSE) further increases the investment attractiveness of this area, attracting companies from the automotive, e-commerce, and manufacturing sectors. Upper Silesia is undergoing a dynamic post-industrial transformation, becoming one of the most important distribution hubs in Central and Eastern Europe.
The proximity of the border with the Czech Republic and Slovakia facilitates cross-border operations. Access to the planned investment will be extremely convenient due to the proximity of key communication arteries, including the A1 and A4 motorway junction, which will ensure efficient transport of goods in all domestic and international directions.
The facility is located in a typical logistics location — commuting to work is mainly done by passenger car or organized employer transport.
